High rental yield is useful, but it only explains what a property may produce during your holding period.
A complete investment view also considers resale demand. The tenant pool and future buyer pool can be very different. A property may rent easily while appealing to fewer people when you eventually sell.
That does not automatically make it unsuitable. For someone prioritising rental income and prepared to hold longer, the trade-off may make sense. The important part is understanding that trade-off before purchasing.
Three questions I would ask:
1. Who is renting this property today?
2. Who is likely to buy it later?
3. What competing options will those buyers have?
Yield supports your income.
Buyer demand affects your exit flexibility.
