4.55% a year sounds healthy, but the number alone does not tell you enough.

When I compared the nearby condos, some older developments performed better than expected. A few newer ones crossed the same benchmark too.

But before calling any result strong, I would first ask how many transactions created it.

If the percentage came from only one profitable sale, can the next owner realistically achieve the same?

Unit type, transaction volume, school proximity and nearby competition all matter.
