A conservative way to work out rental yield.
Price your rent slightly below what nearby landlords are asking, to cut vacancy. Then multiply the monthly rent by 10 months instead of 12, which allows two empty months a year, and divide by your purchase price.
If the numbers still work on that basis, the property can carry you.
