He realised that if the new launch benchmark is running too fast, the smarter move might be to shift into a resale at today’s entry price. Because when the market “steps up” in a short span, a $1,800 psf resale can quickly reprice to $2,000 psf and that’s an instant $200 psf paper gain without doing anything. And if the new launches in the same pocket are transacting around $3,100–$3,300 psf, resale owners often get pulled up again as buyers start closing the gap to a more reasonable $700–$900 psf difference between new vs old. That’s why a freehold resale can sometimes enjoy what we call a double catalyst in psf movement: first from the market reset, then from the gap-closing effect.
