Most buyers don’t start with “1-bedder vs bigger unit.” They start with a budget and one goal: how to turn $1.5M to $3M into the most liveable space with the strongest resale demand. In this range, the real upgrade isn’t finishes—it’s one more bedroom, because that extra room buys flexibility for family plans, work-from-home, and future buyers.
One-bedroom units can still make sense if you’re renting and prioritising immediate utility. But from a strategy lens, the buyer pool is narrower and the exit can be less forgiving. Years ago, 1-bedders were a common investor play when people could stack multiple properties. Today, with tighter constraints, demand naturally concentrates toward 3- and 4-bedroom homes. If you’re buying with an exit in mind, start with the unit type most buyers will still want five years from now.
