As we close out the year, it's time to reflect on the accuracy of our real estate predictions for Singapore in 2022.

Overall, our predictions proved to be largely accurate. We correctly predicted that the current cooling measures would have a low impact on the market and that there would be one more round of cooling measures in 2022.
We also accurately forecasted that HDB price increments would slow and that private resale prices would continue to increase. Additionally, our prediction of a high take up rate for new property launches was also accurate.
We also predicted that there would be one more round of cooling measures in 2022. While these measures did help to regulate the market, their overall impact was relatively low.
On the other hand, we did not quite get the prediction of more enbloc sales in 2022 right. Enbloc refers to the collective sale of a group of properties, typically apartment buildings or other developments. While there were some enbloc sales this year, the number was not as high as we had anticipated. Largely due to the cooling measures.
