Who makes decisions about your home if you lose mental capacity one day? A Lasting Power of Attorney (LPA) is a legal document and a deed that lets a person aged 21 or over appoint one or more trusted people (donees) to make decisions and act on their behalf if they lose mental capacity. Donees can be appointed for personal welfare, property and affairs, or both. An LPA also lets the donee sign deeds for the donor; where the donee holds property and affairs powers as defined in the LPA, this can include an instrument to transfer an interest in property. Without an LPA, loved ones have to apply for a Deputyship order. Singapore Citizens can apply using LPA Form 1 free of charge; a certificate issuer must witness and certify it for a professional fee.
