Thomson Reserve gives a different answer depending on the unit type you’re considering.
The surrounding data for the 2-bedder is less convincing, with its potentially lower RCR new-launch quantum being the main advantage.
For the 3, 4 and 5-bedders, the supply and historical profitability data looks stronger. However, you may still be entering at a premium compared to neighbouring developments.
At an assumed $2,750 PSF, the 3-bedder is around the RCR new-launch average. The 4 and 5-bedders are slightly higher, although their total quantum could remain below average based on the predicted sizes.
The question isn’t simply whether Thomson Reserve is good or bad.
It’s whether your chosen unit type and entry quantum justify the premium you’re paying.

Would you pay the premium, or choose one of the neighbouring developments instead?
